RESPONSIBILITY

All Tenants are responsible for observing both the letter and the spirit of these Rules, and for ensuring that their Guests similarly observe the Rules, so that all Tenants may have the full enjoyment of their Apartments and the Premises. The Landlord by resolution, in its discretion, for good cause, on its own initiative or at the behest of a Tenant, my waive or temporarily suspend the operation of any Rule.

USE OF APARTMENTS

  1. Apartments shall be used only as the Lease and these Rules constitute. In case of any inconsistency between the Lease and these Rules, the Lease shall prevail.

  2. Nothing shall be stored in an Apartment that may create a fire or health hazard, violate any laws, cause damage of any kind to other Apartments, or increase the insurance risk of the Premises. The Landlord shall not be liable for any loss or damage to property in an Apartment.

  3. Tenants shall maintain carpeting or rugs on at least 80% of their Apartment floor surface (excluding kitchen, closets, foyer and bathrooms), shall not make or permit noises in their Apartments loud enough to disturb those in other Apartments, and shall keep the volume of any electronic device such as a radio or television or any musical instruments at a moderate level.

  4. Tenants shall not permit any activity in their Apartments which may cause a nuisance, unreasonable embarrassment, disturbance, or annoyance to other tenants; cause damage to the Common Areas or to other Apartments; or do anything that will cause an increase in the insurance risk of the Landlord.

  5. All draperies, blinds, or other window coverings which are visible from exterior of the building shall be in a pale, neutral color (such as off-white), or such other color as may be approved in writing by the Landlord.
